VR and holograms for real estate

Culenz helps real estate developers in India and Dubai sell homes before they are built. Buyers walk flats in VR, explore holographic scale models and meet life-size hologram presenters at expos.

01 — Overview

Virtual reality for property developers

Buyers struggle to picture a flat from floor plans and brochures, especially before construction starts. Virtual reality lets them walk through the finished home.

They see the light, the layout and the view from their own floor. That confidence shortens decisions.

VR sample flats built from your BIM files, ready before construction starts.

  • Expos and roadshows

98-inch holograms and scale models that draw visitors to your stand.

03 — Key features

XR for real estate in depth

  1. 01

    Virtual sample flats

A virtual sample flat is built from your BIM or CAD files, ready before construction starts. Buyers explore every unit type, not just one.

It costs less than building a physical sample flat and can be updated when plans change.

  2. 02

    Holographic master plans

A holographic scale model brings the master plan to life with light and interaction. Buyers tap a tower to see available units and amenities.

Sales teams start every conversation with the big picture, then move to a single home in VR.

  3. 03

Virtual site visits for NRI buyers

NRI and overseas buyers can explore a project from a browser link on a video call. No headset or travel is needed.

Interested buyers can progress the sale before they visit. Those who travel arrive ready to decide.

  4. 04

    Expos and roadshows

At property expos, 98-inch life-size holograms draw visitors to your stand. VR stations and digital scale models then explain the project.

The same content travels to NRI roadshows in other cities and countries.

  5. 05

    Architecture and design reviews

Architects and clients review designs in VR before construction. They check sightlines, clearances, daylight and finishes at true scale.

Problems fixed in VR cost far less than changes on site.

  6. 06

    Accurate to the approved plan

Every view matches the registered plan. That keeps marketing consistent with RERA in India and Trakheesi permits in Dubai.

When drawings change, we update the content from the revised files.

  7. 07

    PropVista XR

Our PropVista XR platform combines the master plan, live inventory and VR walkthroughs in one sales tool.

It runs in the sales gallery, at expos and as a browser link for remote buyers.

  8. 08

Choosing between VR, AR, holograms and 360°

Virtual reality suits deep, one-person experiences, such as a walkthrough or a training drill. Augmented reality suits phones and real spaces.

Holograms and projection reach crowds with no headset. A 360° live stream reaches people who can't attend in person.

On the scoping call, we recommend one format and explain the trade-offs. If a simpler option works better, we say so.

  9. 09

    Measuring results in real estate

Agree what success means before the project starts, such as bookings, training scores, visitor numbers or time saved. Then measure the same figure before and after.

Our experiences can log sessions, scores, leads and usage. That data sits alongside your own business figures.

A short review after launch compares results with the goal. It also shows what to change in the next phase.

  10. 10

    Languages, accessibility and comfort

Voice-over and on-screen text can be produced in English, Hindi, Arabic or the other languages your audience uses. We agree the languages at scoping.

Experiences are designed for first-time users, with clear prompts and seated options where needed. We test comfort with real users before launch.

Holograms, projection and screen versions serve people who can't or prefer not to wear a headset.

  11. 11

    Hardware, support and maintenance

Culenz can supply headsets, hologram boxes, screens, cameras and simulator stations, tested together before delivery. You can also use suitable hardware you already own.

Annual maintenance contracts cover preventive visits, repairs, spares and content updates. Response times are written into the contract.

04 — Our process

Working with real estate teams

Every project starts with a free scoping call about your goal, audience, sites and timeline. You then receive a written scope with dated milestones and fixed deliverables.

You review the work in the headset or on site at each stage. Changes are made early, when they cost the least.

After launch, our crew runs the experience or hands it over with training. An annual maintenance contract keeps it running.

  1. 01

    Scope

We agree goals, audience, venue, devices and dated milestones, and you sign off the scope.

  2. 02

    Capture and storyboard

We gather plans, photos or scans and build a draft for you to review in the headset or on screen.

  3. 03

    Build

Final models, content and interactions are added and tested on the target device.

  4. 04

    Integrate and rehearse

Hardware is wired in, and the experience is rehearsed at the venue or a mock-up.

  5. 05

    Run and support

Our crew runs it or hands it over, followed by a review and a maintenance plan.

05 — Planning your project

Choosing the right partner

Checklist

Planning checklist for real estate projects

  • What decision or behaviour should the experience change, and how will you measure it? A clear answer keeps the project focused.
  • Who will use it, where, and on which devices? Who on your side will review content and sign off each stage?
  • Finally, who will run and maintain it after launch? Planning that early avoids an experience that stops working after a few months.

07 — FAQs

Questions buyers often ask

Does VR help sell under-construction property?

VR lets buyers see the finished flat, its light and its view, which a brochure can't show. Developers use it to shorten decisions and depend less on physical sample flats. Measure its effect by comparing site-visit-to-booking rates before and after.

What files does Culenz need for a real estate VR project?

Send the latest Revit, SketchUp, AutoCAD or 3ds Max models, plus the finish schedule and approved brochure renders. If only 2D drawings exist, we model from them, which adds time to the schedule.

Can VR replace a physical sample flat?

Many developers use VR alongside fewer physical sample flats, or instead of them for some unit types. VR shows every layout and finish, while a physical flat lets buyers touch real materials.

Do you work on projects in Dubai?

Yes. Our Dubai office supports local developers with walkthroughs, holograms and scale models for sales galleries. Content follows the approved project details and your advertising permit, like any other property marketing.
